We are so proud to have delivered our very first technical passive certified house as one of the Sunshine Coasts only Passive Certified Builders. For all the readers wondering what the term Passive House means…. Well, here it is.
Passive House (or Passivhaus) is a rigorous, world-leading building standard focused on ultra-energy efficiency. It prioritises a “fabric-first” approach, using superior insulation and airtight construction to maintain comfortable, healthy indoor temperatures year-round with virtually no need for traditional active heating or cooling systems. Built on building science and meticulous craftsmanship, the standard relies on five core principles to achieve up to a 90% reduction in heating and cooling energy:
1. Superior Insulation
Walls, roofs, and floors have a superior/ high performing insulation installed to create a highly effective thermal barrier. This prevents outside heat from getting in during summer and keeps indoor warmth trapped inside during winter.
2. Airtight Construction
The building envelope is meticulously sealed to eliminate drafts, unconditioned air leakage, and uncontrolled moisture. Not only does this reduce the energy required to control the temperature, but it also protects the building’s structural integrity over the long term.
3. High-Performance Windows and Doors
Passive Houses typically use double- or triple-pane, gas-filled glazing and insulated frames. They are positioned to capture solar heat during the cooler months while minimising unwanted heat transfer in the summer.
4. Mechanical Ventilation (ERV & Dehumidifier)
Because the house is sealed incredibly tight, a dedicated ventilation system is used to continuously pull in fresh, filtered outdoor air and exhaust stale indoor air. An Energy Recovery Ventilator (ERV) does just this, as it exchanges stale indoor air for fresh outdoor air while pre-conditioning the temperature. This in turn transfers heat and moisture to save energy. However, it does not actively dry the air. A dehumidifier actively extracts excess moisture. Together, they provide continuous, fresh ventilation while maintaining optimal and healthy indoor humidity levels.
5. Elimination of Thermal Bridging
Thermal bridges act as “holes” in a home’s insulation, allowing heat to transfer easily (e.g., steel beams or structural elements penetrating the insulated envelope). Passive House design carefully details and designs these areas to ensure a continuous thermal barrier without any conductive weak points.
This home showcases next-level building technology that truly redefines modern living. In fact, its advanced construction highlights just how outdated traditional building codes can be. Built to outperform and outlast conventionally constructed homes, it meets the rigorous Passive House standard. Our expert team worked tirelessly to achieve this, passing both the initial and final blower door tests on the first try. This strict diagnostic process which uses calibrated fans to pressurize and depressurize the house to force air through unseen gaps, ensures the structure meets the extremely strict energy-efficiency standards of a Passive House construction.
Beyond its superior technical credentials, this bespoke coastal residence is a masterclass in architectural design and family functionality. It boasts 2.7m high ceilings thorough with expansive light-filled living, dining, and rumpus spaces, seamlessly flowing to an alfresco area defined by dramatic 7-meter ceilings and bold architectural bulkheads. Interior luxury is on full display with stunning Tasmanian oak floors, quirky terrazzo stone benchtops with waterfall edges, and dual kitchens. The main and butler’s kitchens are equipped with custom 2Pac shaker cabinetry and a thoughtful array of extras, including custom robes, feature display units, and a laundry chute for added convenience.
Purpose-built for coastal living, this home uses premium, low-maintenance materials to withstand harsh marine environments. The exterior features solid Hebel cladding with an Armoured Tuscany Trowel on render, and durable, zinc-rich Colorbond Ultra roofing. These are perfectly complemented by high-performance uPVC windows and doors that offer double-glazing, 3-point lock & seal, and versatile awning-to-swing functionality. The property is designed with advanced hydraulic stormwater management and filtered rainwater harvesting for greywater use. Beyond the main house is an expansive, natural stone flake epoxy coated garage complete with a lockable boat port and a 3-phase powered workshop. Anchored by advanced passive house design, Year-round comfort, health and sustainability is effortless thanks to a comprehensive solar array, ducted A/C, dehumidifier, and an Energy Recovery Ventilator (EVR).
