- Vella Build provides a preliminary estimate based on your brief. If accepted there are two options as below:
- If you have acquired third-party consulting documents such as: Designer, Engineering etc then move to Tender pricing stage.
- If third party consultants such as Designer, Engineer etc are required then follow the below steps.
- Sign Vella Builds preliminary contract for obtaining third party consultants & Design Proposal prepared for review and acceptance.
- Formal engagement of Building Designer.

Our Process
- Brief taken, understood and confirmed.
- Required surveys obtained, site assessed and planning envelope confirmed.
- First concept design presented- client comments.
- Additional Consultants chosen & engaged (i.e: Engineering, Town Planning, Private Certifier etc).
- Council lodgement for Development Approval (DA) and Operational Works (OPW)…where required.
- Plans adjusted in collaboration with Town Planner for Council Approval.
- Finalise Concept Drawings.
- Obtain Council Approval (DA)- let’s celebrate!
- Review Council Planning approval (DA).
- Proceed with working drawings.
- Build Specifications & Inclusions finalised and documented (eg materials, flooring, tiles, cabinetry finishes, plumbing fittings).
- Engineering design and documentation completed (geotechnical, structural, hydraulic etc).
- Documentation for pricing complete- let’s celebrate!
- Sign Vella Builds preliminary contract to prepare and deliver a detailed quotation.
- Vella Build seeks quotations from suppliers & trades. (keeping estimates to a minimum).
- Detailed quotation produced & delivered
- Client meeting with any pricing queries.
- Finalise quotation then negotiate contract terms and conditions.
- Formally sign building contract.
- Obtain Building Approval (BA).
- Site preparation including clearing and existing building works demolition (as required).
- Commence construction - let’s celebrate!
- Vella Build prides itself on SERVICE & COMMUNICATION. We deliver a high level of customer service and supervisor presence throughout the course of your project ... including monthly site visitations.
- We’re available to give assistance with final selections reviewing trade & supplier design documents (joinery drawings etc).
- Pre-Handover practical completion and defects inspection site meeting – after which Vella Build rectifies any defects.

With Vella Build, you deal directly with the builder who owns the business. Chris will be your main point of contact throughout the project. Apart from carpentry skills, building knowledge and design sense, Chris’s greatest attribute, and what makes Vella Build stand out is his desire and ability to communicate and remain “in touch” with clients throughout the course of the work.
